Why the Rush to Get Your House Listed?

There’s some craziness going on in our market that I’ve found myself explaining to several of our clients this week, so I thought it’d be a good idea to share it here.

If you’re thinking about putting your house on the market, I know you don’t want to be rushed, but right now, you can’t afford not to be rushed. Here’s why:

  • Any buyer who wants to take advantage of the tax credits currently in place has to have a house under contract by April 30th, less than 30 days away, and close on that house by June 30th, which has created a massive rush of buyers into the market. These are the buyers we’ve all been telling for months that they needed to get in gear, but of course they procrastinated and now they’re under bigtime pressure to hurry and make a decision. This could very well play to your favor and allow us to get a little more for your house than we would have been able to last month or than we’ll be able to next month, especially if yours is one of the nicer homes on the market in your price range, which is in demand.
  • If you’re looking to buy, and we do find you the perfect house and you decide you want to make an offer, we DO NOT want to be submitting a contingency offer. Many of the sellers who are on the market right now are also looking to take advantage of the tax credit and don’t want to risk taking their house off the market for a contingent offer, because if they do and it doesn’t close, then they’re screwed and lose out on the tax credit. You’re always able to negotiate a better deal on the house you’re buying without a contingency than with one, but it’s even more important than normal right now with this whole crazy tax credit thing going on.
